Suite Descriptions:
All suites have a private bedroom, living/dining room, full bath with shower and tub, kitchen or kitchenette, telephone, and TV. Accommodations include linens and maid service. Rates are based on double occupancy. For an additional person there is an additional charge per day.

Suites 1 & 2 are first level suites which have a view of the courtyard.

Suites 3 & 4 are first level suites with sundecks directly facing the water.

Suites 5 & 6 are upper level suites with an oblique water view.

Suites 7, 8, 9 & 10 are upper level suites with private sundecks directly facing the water.

Suites 3 & 8 have working fireplaces for use in the Off Season. $15 charge at other times.

Conditions:
During the off season, we offer a discount of 15% for weekly stays, and 10% for mid-week stays of 2 days or longer (excluding holidays).

All rates are subject to change without notice. Rates do not include tax or gratuity. Rates are based on double occupancy. For an additional person there are the following charges per day; $60.00/Adult (over 21)/Day for Memorial Day, July 4th, and Labor Day periods; $50.00/Adult (over 21)/Day in full season; $40.00/Adult (over 21)/Day at other times. Additional charges for children (3 - 21 yrs.) are 1/2 the rate for adults. No pets. No smoking. A cleaning charge of up to $250 may be assessed for smoking or pets in units.

Holiday weekends may have a 3-4 night minimum stay. During July and August there may be a one week minimum stay. Our weeks run Saturday to Saturday. Check-in is 3PM and check-out is at 11AM.

Deposit Policy:
An advance deposit of 50% of your entire stay is required within 14 days of your initial booking for your reservation to be confirmed. The balance is due upon arrival. Holiday weekends require a 100% deposit.

Cancellation Policy:
Deposits on Full Season reservations cancelled more than 60 days prior to arrival and other reservations cancelled more than 21 days prior to arrival will be returned less a processing fee of 10%. Deposits on reservations cancelled after those dates are non-refundable unless we are able to re-rent your suite, and are subject to a minimum 20% processing fee.
